For example, stablecoins handle settlement. AI agents run deals. And compliance lives inside the assets and the deal itself.<\/p>\n<p>For real estate, the shift is bigger than putting property onchain. Instead, it means rethinking how ownership, financing and transactions work. As a result, it brings several changes that real estate pros need to know now.<\/p>\n<p>The law adds new rules for recording, notarization and property records:<\/p>\n<ul style=\"list-style: disc; padding-left: 25px; margin-bottom: 20px;\">\n<li style=\"list-style: disc; margin-bottom: 10px;\"><strong>Photo ID for in-person recording:<\/strong> Anyone who records documents in person at a county recorder\u2019s office or kiosk generally needs a valid photo ID. However, some groups are exempt, including escrow offices, title agents, banks, attorneys and government entities.<\/li>\n<li style=\"list-style: disc; margin-bottom: 10px;\"><strong>Thumbprints for certain notarized documents:<\/strong> Notaries must record the signer\u2019s right thumbprint in their journal. This also applies to deeds, quitclaim deeds, deeds of trust, powers of attorney and other real property documents. If the right thumb isn\u2019t available, the notary can use another finger and write it down.<\/li>\n<li style=\"list-style: disc; margin-bottom: 10px;\"><strong>More contact information:<\/strong> The affidavit of legal value now asks for the buyer\u2019s and seller\u2019s mailing addresses and phone numbers. Email addresses are optional.<\/li>\n<li style=\"list-style: disc; margin-bottom: 10px;\"><strong>Stronger penalties for fraudulent recordings:<\/strong> Knowingly recording a forged or invalid real property claim is now a class 5 felony. Before, it was only a class 1 misdemeanor.<\/li>\n<li style=\"list-style: disc; margin-bottom: 10px;\"><strong>Property-owner alerts:<\/strong> By January 1, 2027, county assessors must offer an opt-in alert system. That way, owners will get notices when ownership or mailing-address details change.<\/li>\n<\/ul>\n<p>For agents, title pros and everyone in a transaction, these changes matter.
