Colorado title and escrow fees

Escrow settlement fee: covers the escrow and settlement services for the transaction, including file management, document preparation, coordination with all parties, and facilitation of closing and disbursement.

Financed purchase settlement fee: covers the additional escrow and settlement services a financed purchase needs, including coordinating with the lender, preparing closing documents, managing escrow, satisfying lender closing requirements, and facilitating the final settlement and disbursement of funds.

Notary fee: covers notarization of the transaction documents, confirming that all signatures are authentic and willingly given, which helps prevent fraud. This fee is waived for active-duty and veteran U.S. military on Colorado transactions.

The fees above represent Propy Title’s escrow and settlement services. Additional title insurance premiums, third-party fees, recording fees, taxes, HOA fees, courier fees or other transaction-specific charges may apply. The military notary fee waiver applies to Colorado transactions handled by Propy Title and covers Propy Title’s standard notary fee.
